Multi-Family Program
Merced owns or has developed 15 apartment communities with quality, affordable homes for 1,715 families in San Antonio, Corpus Christi, Conroe, Somerset, Karnes City, Goliad, and Fort Worth.
Resident Services Program
Merced helps residents build on the foundation of affordable housing by providing supportive services at no cost to residents. The Resident Services program focuses on Education, Employment, Financial Literacy and Health. The program supports residents as they pursue their own goals of good health, education and financial stability and helps them become more fulfilled, engaged members of their communities.
Programs and services: After-School and Summer programs for children, free lunch programs, nutritious food distribution, nutrition classes, computer classes, exercise classes, health screenings, parenting classes, financial literacy classes and diabetes prevention and management classes.
Merced offers resident services for 2,670 families, at no cost to them.

Owner-Occupied Repair Program
Merced makes health- and safety-related repairs for extremely low-income senior and disabled homeowners who can no longer afford to keep their homes safe, sanitary or structurally sound. The program serves homeowners who make 30% or less of the Area Median Income (AMI), or $14,050 a year for a person living alone in 2018.
Merced has repaired more than 630 homes.

Single-Family Program
The goal of Merced Housing Texas’ Single-Family Program is to acquire and completely rehabilitate dilapidated houses or construct new infill homes in San Antonio for re-sale to individuals or families whose income is less than 80% of the Area Median Income.
Merced has repaired and sold 22 homes. This program is currently on hold.
