Amenities and Resident Services

Community amenities include a community garden, service coordinator office, barbecue grills and picnic tables, Game/TV/Community room, enclosed sun porch or covered community porch/patio, and a sports court. Two units will be modified for mobility impaired residents.

Affordability

Fenner Square Apartments reserve 4 units for families whose incme is less than 50% of the Area Median Income (AMI), 8 units reserved for families whose income is less than 60% of the AMI, and 20 units reserved for families whose income is less than 80% of the AMI.

Financing

Fenner Square Apartments is financed in part through Low Income Housing Tax Credits (LIHTC) and a Construction/Permanent Loan provided by Centennial Mortgage, Inc. insured by the U.S. Department of Agriculture's Section 538 Program.

Additional Information

The development is owned by Fenner Square, Ltd. of which Merced-Fenner Square, LLC is the General Partner. Merced Housing Texas is the sole member of Merced-Fenner Square, LLC.
