Elmhurst Place Apartments is located near Brackenridge Park, the Witte Museum, and several major employers. A wrought iron fence surrounds the community with gated entrances at either end of the property and a treed courtyard featuring three gazebos and BBQ grills. In 1995, the property was completely rehabilitated with a new roof, electrical, modern appliances, air conditioners, and floor coverings. A utility room accommodates coin-operated washers and dryers for the residents’ use. Each unit includes central air and heat, electric range/oven, refrigerator, and outside storage area.
The Community Director coordinates resident services, including recreational events, a food/clothing pantry and referrals to needed social services.
All units are reserved for persons of low to moderate income, as defined by Section 8 of the U.S. Department of Housing and Urban Development (HUD) Income Guidelines. 2008 income guidelines limit low to moderate income households of four to an income of $43,750.
The McAuley Institute provided interim financing for the acquisition of Elmhurst Place Apartments. Additional subordinate financing was provided by the Neighborhood Action Department of the City of San Antonio. In 2002, the Alamo Area Council of Governments provided energy-efficient double-pane windows and new HVAC units through its weatherization program. In July 2004, GMAC Commercial Mortgage provided permanent financing in the form of a $483,800 223(f) FHA-insured loan.
Elmhurst Place Apartments is owned by Merced-Elmhurst, LLC, a single member LLC, with Merced Housing Texas as its sole member.
