Amenities and Resident Services

Community amenities include a fully equipped clubhouse and community room, computer and kids room, playground, swimming pool, parking and storage garages, full perimeter fencing, controlled access gates, picnic areas, walking trail, and energy efficient components such as R-30 insulation in the attics and 12 SEER air conditioners. Eight units will be available for mobility impaired residents and five units will be available for sight and hearing impaired residents. A Resident Services Coordinator will be employed on-site to implement resident activities.

Affordability

The Artisan at Willow Springs Apartments is being developed through funding from 4% Low Income Housing Tax Credits (LIHTC) and Multifamily Housing Revenue Bonds issued by The San Antonio Housing Finance Corporation. 60 one-bedroom units are reserved for families whose income is less than 50% of the Area Median Income (AMI), and 188 two-bedroom units are reserved for families whose income is less than 60% of AMI.

Financing

The Artisan at Willow Springs is financed through the issuance of $13,593,285 in Multifamily Housing Revenue Bonds by The San Antonio Housing Finance Corporation. The bondholder is GMAC Commercial Holding Capital Corporation. In addition, $6,802,906 in Low Income Housing Tax Credit (LIHTC) equity is being provided by Paramount Financial Group, Inc.

Additional Information

The development is owned by FDC Gembler, Ltd. The General Partner of the Limited Partnership is 250 FDC Gembler, LLC, of which Merced Housing Texas is the Sole Member. The special limited partner is Protech 2004-D, LLC.
